Its only me right now and I live in an area where you must pull probate leads from the courthouse (divorce leads too)...so lists are my biggest and fastest way to go however I tend to beleive the harder stuff (like probates) will yield better responses b/c its grueling work to retrieve and cultivate a list...but honestly I need more, faster and I would love some advice on what to do next.

In your lease you should have a section about whether pets are allowed or not,with the cost of deposits/ pet rent/liability of damage caused by pets.You can also add a pet addendum to your lease, to clearly state the size/breed/age/ approximate weight of the pet and damage responsibility.I make all my pet fees non refundable, since that would cover at the least the cost of pest control for fleas/ticks.If these are things that wasn't discussed at the time of the verbal agreement, I would call the tenant and explain the pet policy/deposits so that you can revise your lease accordingly.

We do not list in MLS (i have an RE license) but we had found that Craiglist give us tenants faster (and better qualities too, as many out of state folks are moving here too) We do not prequalify, (total waste of our time!)

If not I would file a quiet title action & have Florida gal & current seller stipulate to the lawsuit (much faster than probate)- that should be enough for the title company.
