To clarify the restatement, it being all about cash flow is entirely about the type of lender that may be financing, it may well be all about cash flow if the lender is a hard money type lender, those who may not have much weight given to credit, management, reserves, condition and marketability of collateral that institutional commercial lenders who provide the lion's share of commercial lending will consider.Valuation of a commercial property is not just cash flow, not by an MAI appraiser nor by any astute commercial real estate agent nor by the majority of lenders.

I think location is huge, which results in appreciation and cash flow is secondary especially since I'd use it to pay down the mortgage faster.

I could close faster and without any concerns of funding the transaction. - Immediate equity that I can borrow against if need be.One could very well argue that I tied up a lot of cash that could have otherwise been used for a down payment on another property.

Its only me right now and I live in an area where you must pull probate leads from the courthouse (divorce leads too)...so lists are my biggest and fastest way to go however I tend to beleive the harder stuff (like probates) will yield better responses b/c its grueling work to retrieve and cultivate a list...but honestly I need more, faster and I would love some advice on what to do next.
