If you close 10-20 deals per year with your title Co, most likely they will do a search for free, which will save you time.If they don't, just pay them $50-$100 and save yourself some time not going to the court house ( which is minimum wage labor, are you willing to spend 3-4 hours doing that or you would rather spend the time on something else and found another deal, maybe?)

To me, Cash Flow is King, but I will not be doing TOO much of the manual labor and only investing $3500 and being on call 10 days a month.I manage rentals already.
