Carpet is trashed, walls are damaged, doors ripped off hinges etc. security deposit covered rent but the rest is outstanding.

From there we went back and secured the arbitrage tri-plex with owner-financing and actually split the downstairs 2/2 into separate 1/1 units to add another 30k in revenue, and then in November we bought another quadplex that I’m turbo-excited about.

I am studying Petroleum Engineering but have have decided that I am going to get into Real Estate Investing for some added security and stability when oil is down.

I just picked up a check for $6400 and change plus $1000 security deposit. $80 per day but I said he can stay 2 month or 2 years.

Now that I am digging into investing in direct real estate I'm noticing similar messages as what has/is being told about public securities!

I currently use my Roth IRA for secured loans, and I've got some resources, if you'd like to connect!

So I would lose about $500 a month in possible profit, but I would gain in the security that no matter what I would not be stressed to have to make a mortgage payment  Thought?

May I ask what you did to secure those deals? 

then GFC hit and most everything fell nation wide 10 to 80% depending on location..
