If you think the rental is worth 195k and you only owe 80k, you can probably get 70-75k on a LOC from a credit union or local bank. 25% down is pretty common for commercial loans, so at 350k you'd need about 85k.

I live in North Suburbs of Chicago, and in my area and some areas around there is a pretty solid amount people are paying for rent, so I thought it would be a good idea not to start with a city, but look for something close to where I live. 

I'm pretty lefty liberal, but Portland City Council really outdid itself with that.

However, if you are willing to deal with these things, you can find properties that cash flow pretty well. 

At the end of this month we will have 30 units done...things are coming along pretty well.

The site is pretty exclusive so I'm not too concerned that they are bluffing.Would brokers also be able to help with the ground lease process or would you recommend us speak to an attorney?
