This means having separate bank account, not commingling funds, have an Operating Agreement, have simple occasional "minutes" reflecting actions of the entity, etc. etc. 

Overall, auction.com is kind of a pain to work with but you can occasionally land a deal there as they dont often get their properties to the MLS.

I can just sit here and do one loan after another and sleep well at night knowing that if there is a snag, and there occasionally is, things will end up just fine in the end.  

I see cheap mobile homes on Craigslist occasionally.

now if you give your title company enough bizz they will occasionally prep the note for you.. just depends on what market it is.

Looking forward to getting better educated here at BP - so you've all got your work cut out ;)I became a real estate broker here in Michigan, bought a few investment properties locally, then got into land development and construction of residential condominium projects, subdivisions, and apartment complexes - with a commercial project occasionally tossed into the mix. 

I can occasionally make more with a traveling nurse, but then I have more turnover and greater vacancies.

Also BP folks will have meetups occasionally .. those are mainly to just meet people. .Rarebird has an agenda and guest speakers and in depth subject matter.. 

We are not particularly probe to weather events, although we do get the occasional hurricane scare every few years. 

I am in the FL market but occasionally make my way up to that part of the country.
