Short-term rental taxes, fees, licensing, HOA fees, commissions, cleaning, private financing, etc… can quickly consume cash flow.  

I screen my own tenants and pretend I am a private investigator trying to find where they are lying to me. 

Thankfully i am working with a great agent and private lender ( realtor recommended) not a bank.is that lender situation good or bad?

City has around 300k populations and population growth is 3-4%.All the lots have city water and sewer, but road is private.
