A compromise a friend of mine used a few years ago was he allowed the physical 'stuff' to be stored in the garage for the 1-2 week overlap.

We use the garage to store all our tools and items for the business.

There is a grocery store and fully occupied strip mall nearby. 

Looks a little rough on Google maps, but the retail store matches the demographic of the area.

People were unable to go on vacations, go to performance events or go shopping at the store.

I went to the store to buy my son a new bicycle the guy at the shop said he will have bicycles available in August of 2022!

It requires extra product to work proper.Lowes and Home Depot will discount up to 20% to not go to the other store!!!

It took me over 18 months from the time I aggressively started looking to get something under contract and then another seven months to close (it was a liquor store so some of the license issues slowed things down a bit, but still plan for it not happening overnight).

Very interesting take, I know in the area I’m in,its highly sought after for its own merits due to shopping centers, movie theater, brewery, grocery stores going up.. it’s a property that I see the neighborhood continuing to be a good one.. but the amount I can have in my pocket afterwards is super enticing and was thinking it can more than supplement my funds I’m already sitting in, just waiting for a deal to come up.. so yeah, I hadn’t put much thought into the taxation part of the sale, so thank you!!

I look at statistics online to determine a neighborhood's feel - crime-mapping, migration, etc. and I look (in person) to see if things are being built in the area (grocery stores, etc.).
