I am looking to setup as many systems as possible, and I am looking for a management software that has most of the following features:- Can store forms, and sends forms to prospective tenants/tenants emails, and keeps timestamped track/ record of them- Integration/compatibility with Quickbooks or Stessa (Ability to export data into Stessa/quickbooks for taxtime)-Messages/calls/ emails Handyman with maintenance requests, and can be marked as completed or not - Ideally not too highly priced option for a newer investor < $35/ month would be ideal , and that can be used to scale to 20-40 unitsI've heard apartments.com/cozy is ok starting, but It might not be as granular and detailed as other software.

I am in AZ, I have less than $900 in credit card debt but have over $60K in traditional lines of credit (not including store cards) decent credit score 778ish.

At least for property #1, my thinking for now is to document all purchases (storing invoices, tracking numbers for invoices and keeping a detailed list of what was purchased).

Think of grocery stores they sell stuff at the “price” but normally they buy it at half that price by being easier to work with and bringing more business.

The reasons it is not shared are many some are because of the credit agency itself, others are due to liability: 1) All agencies do not allow it to be shared with any other parties which do not have access to the system; owners will typically argue that they can pull the credit themselves via trans union, etc. and that is true but a few things here; as an owner you are also NOT allowed to share the credit report even with these types of systems - the only exception is if a Tenant delivered to you or your agent their own credit report 2) Some (depending on) verification agencies require a secure method to store, send and/or destroy the credit report — Do you have a secure method to receive the report electronically?
