Whenever a tenant has asked that I remove a person from the property they are renting (boyfriend, girlfriend, wife, cousin, illegal subletting roommate, etc) I simply tell them that I cannot remove specific people, if it's an issue I will remove ALL occupants.

In order to make the deal profitable on my end, I would want to remove the kitchen in the third floor, leave the current 3rd floor bathroom and bedroom and legally combine it with the 2nd floor unit via the existing stair case making a 2-floor 3 bed 2 bath unit.
