I've just been throwing away a lot of underwater leads from my marketing and I figured I'd try turning it into a listing and see where it got me. 

The obvious 'Chicken or Egg' scenario here leads many to do their first deals with friends and family rounds of funding.

It was easy getting lead into this duplex since it was listed for below $500K, but when I break it down...the sq/ft doesn't quite add up.I do have about 200K in cash for reno, but not sure if it'll even be worth it.  

I know in theory that following your passions leads to success, but it's hard applying that in your own life when the future looks so uncertain.

Do you have a 'buyers list' or any leads on who might want to buy this property?  

I've looked into what would be required and come up short.Since I don't know all the individuals involved, and they're not accredited investors, I've read I would have to file with the SEC if I wanted to lead this LP.  

Haven't done anything with real estate since then as I've been busy with my own video production business and traveling, etc. 

Of course, it doesn't help with SEO, but it does generate leads, which should be your main goal.  

So now I'm learning about real estate by the begginers guide ebook and watching videos.

So I have a lead that has just received my postcard, and gave me a call.
