I typically post on craigslist and advertise an availability date and the soonest date I can have an open house (the very next day after move-out, if possible) at which point I make 15 minute appointments with each prospective tennant.

Another issue is that some brokers won't allow transactional agent deals, they can require an in office agent be appointed to keep the buyer and seller being fully represented, such matters are taken care of between agents with referrals, it works out inhouse.
