Another option though, since you like the value-add idea...is combining turnkey with value-add--you fund the distressed property purchase and the rehab, and then you can pull the mortgage on it after with automatic equity gain since it's technically a BRRRR.

Here are some of the cars to avoid:- Anything that's a Buick- Early model Ford Explorer or Expedition- Early model Honda with a sticker of a little man pissing on something- Anything with tented windows- Mercury SableAND- Many Vans with manual close side doors, if they can't afford the automatic doors BEWARE!!

I enjoyed the conversations much more after I've already passed.I did my classes online but everyone learn differently - I like having to set my own pace than sitting in classrooms, but you get feedback much quicker when you have an instructor.Lastly your availability as a part-time agent is not an automatic detriment because it depends on the type of clients you're seeking.
