Its also common in these deals even if they sign them they are contingent on you providing prequel they accept or POF.in our market no REaltor worth their salt would even show you a house or write an offer without a rock solid pre qual or POF ready to submit with the offer.

Over the next 18 to 24-months, we are going to replace all windows w/ triple glaze (Energy Star rated); add an additional R7 of insulation to the exterior (including foundation); install two heat pumps (one in each unit); add R20 (6") of insulation to the attic.

@Aref Shehadeh if you are willing to do the work yourself it will cost you less than $150 worth of materials to demo and put up drywall:5lbs of drywall screws = $228ft x 4ft drywall = $12 per sheettape = $10mud = $10Some simple tools: Grinder with cut off wheel, knife, various putty knives, hammer, wrecking bar, etc Don't demo the entire wall... just cut the wall where the tile ends and patch in the new sheet rock where the tile was.
