Just include that to be considered that they will have to apply and there will be a x dollar amount feeAlso, what if you have a rockstar tenant that doesn't apply because your ad explicitly states that the unit needs to be filled on May 15 and they need to move in June 1 are you OK with that? 

We still need to see the leases in place and a few other contingencies but he's already agreed to go about 5% below his "rock bottom floor price" already.
