I am a newbie wholesaler.I am trying to locate properties with code violations like "grass taller than 8'" in Pflugerville, Round Rock, Georgetown, Cedar Park and Leander in central Texas on the city website.

I hold a MBA from the University of Arkansas at Little Rock.

The home was previously managed by a professional property manager and the rental agreement looks rock solid to me and do not see the need to change anything.

If you break too many of the tiles on the bottom row then I'd go ahead and rip out the sheet rock as suggested in a previous post, if your going that far, just tear all the sheet rock out and put in new green board.

Repairs will be limited to sheet rock damage and replacing some sheet rock that was newly installed. 

But the stars aligned for us to be able to go in and do the whole thing at once.

I have rock solid financials but am a real estate investor with numerous properties so rarely meet the underwriter's guidelines despite the loan originator's rosy promises.

You've stated your boys are mature, so if the stars aligned properly and you were willing to co-sign, they could get an FHA loan on a duplex, tri, quadplex and they will only need to put down 3.5% of the total loan amount.They live in one unit and rent the others out allowing their mortgage to be paid by others in the remaining units as you've said.
