If you do longer term rent by the room, I'd still suggest getting a cleaning person in once every 2 weeks to clean the common areas. 

Tell her you expect her out no later than midnight on March 31, 2022 and that she is not required to clean. 

Most of my properties are NNN so I manage myself, but, this one is about 150 miles away and will need a bit more management (snow removal,parking lot clean up, etc).

For us 2 weeks is a long time, 4 weeks is the longest I’ve had in 20 years and most of that was extensive turnover work (full repaint and and recarpet, new appliances and countertops, and massive cleaning)As others have suggested, list the address, there are lots of experts on here willing to work for you for free to solve a mystery like this. 

I suppose it's just what regular homeowner would write off, but I don't know what that is.
