You could do what is called a Tenant-In-Common (TIC) arrangement where an investor has 1031 exchange funds and wants to parlay that money into a syndication.

Very simple its a sales lease back arrangement.. they are selling you a property taking profit on that transaction then giving you a set return and then hope  to rent it out for more than your payment and make the delta..

In my experience, providing comfortable sleeping arrangements for families is key to attracting and retaining guests in a vacation rental.Regarding your question, I would recommend considering the space constraints of the room before adding a twin bunk bed.
