So I would encourage you to work with a lender that writes 70% AS LONG AS the promise is there to go to 75% later. 80% is not something that is being actively written today.

Your ONLY remedy is money...how much it will cost them, at some point, and usually after more pain in terms of posting/mailing notices, going to court, etc.Will the cost to them for not moving on time be greater than the cost to you for not being able to provide someone with your signature on an agreement the premises you promised?
