I just had a blowout on 75 @Joe Villeneuve I crawled off the highway at Rosa Parks and went to Corktown.Corktown is a perfect example of what can happen in the city. 

It is obviously cheaper the further away you get from Downtown.FYI I did catch a 9.5% CAP rate on 4 rental units for $140k total, but they are units in a mobile home park.

Bought property for $36,000, previous sale $108,000, needed partial roof repair, clean and paint, rent $895, already had new gas furnace and central air conditioning, off street parking, fenced yard and deck.#2.

I did my homework, I know my CMA, the house is in a great part of town (schools, parks, shopping), the house just needs some love.

He didn't own it just started parking cars there and selling them. 

My opportunity rate of 6%  - the funds are generating 5.75 where they are parked at the moment.
