On a similar note, the house will be rented at the time of appraisal, ideally the renter will be keeping it in good shape and clean but has anyone used any specific tips in the past to ensure the house is in the best condition possible for the appraisal?

However I don't think this is likely as I'll have neither a credit score or history of income (either in the US or in the UK) and don't have enough cash to purchase somewhere outright and doubt I'd qualify for a regular residential mortgage.

Clean it up, de-populate it for a total reset.

They remodeled in 2004 and there is no evidence of it being such an old home except in the basement - but even there it's the best century home basement I've been in - very clean, organized, dry and no smells.The main level is rented out to a local radio station (1 room) and tax professional (2 rooms).

@Josh GreenActually you could reach out to a commercial broker and see if they have a recommendation as well they are more likely to know one than a regular agent.

They need to clean their clothes and bedding to get rid of any eggs.The professionals I have spoken with tell me that bed bugs normally do not travel (like roaches). 

The next step would be to regularly scan these areas for anything that looks interesting.....and I have seen so many properties before that I can tell if it is worth while or not.
