Thanks Michael for the tips, it is very much appreciated.So it seems like to me to avoid any possible problems with sellers etc.. is to ensure you have solid investors ahead of time.This is a lot of fun and I look forward to really getting into this.

Of course new construction is quite a bit different than minor or mid level rehabs.When I was in the RICH club in Houston we used to have a "maintenance and repair" tip each month.

Oh, one little tip if you do decide to re-tile a surround: in rentals, I do not install a soap dish on the long wall...instead I install on the wet wall (where the faucet is).
