My first CC was a visa through Comerica, however, based on a suggestion by my Mortgage broker, I would say your best bet is try to get a chase visa card.

It’s a very good loophole though, just use an accountant that is filing like this for others, I believe Brandon hall is the one who pioneered this and would be your best bet to go to with your situation. 

I bet the Zillow application is pretty good as well but I have heard many good things about cozy and turbo tenant. 

I dont know anything really about this, but I bet it would make you a better investor..

Just do whatever hedges your bets...like in my case...go first class on the details/energy measures/ landscaping and hope for the best.

Show the lender you can make your payments on time for a year or two, then refinance out into a better rate/term.Take the opporunity to learn a simple truth now that you will need to know later on in your investment deals....that little three digit number the lender shows you for interest rate is not the end all, be all.

So if an attorney tells you, "hey, you can use that" well, you bet you can, and you can then get in trouble and then what happens(?)
