Since you're remodeling anyway I'd get a price to run the vent outside and do that if possible unless this is like a C or D property and you're trying hard for low, Section 8 compatible rents.I prefer them ran outside.With that said, no one has ever complained about ductless vents to me.  

She also offered to make payments to me for the April rent.I told her I would have to look into it, as I really don't know.

When it comes down to it, it seems to me that people that get in trouble with the SEC are most likely going to be the ones that have disgruntled investors complain about them. 

If the improvements you mentioned are correct, raise rents and extra parking, then it looks pretty decent to me.

From all the driving I’ve done the last two days, that sounds right to me.

To me it seems the judge in Jersey City doesnt want to hear much of tenants crying and explanations, she seems to always award the landlord in non-payment cases as there is not enough time to go into every little bit of detail.
