This seems insane to me. 

I'd give them a 30 day notice since they have been good to me and potentially become business partners in the furture when he opens the door. 

Maybe if you had some kind of value ad play... but buying brand new and hoping values and rents go up in the Bay Area seems like a bad strategy to me.

To me, the metering issue is somewhat mitigated by the fact that we're planning to bake an additional $25-$40 into the monthly rent.

That ratio sounds like Queens to me lol.
