One might think "who cares, exposing the home to as many buyers as possible will increase my price as a seller," but many realtors are scam-artists and care more about getting paid faster than they care about another $10,000 in sales price (net ~$150 to the realtor - this was discussed in the book Freakanomics btw).

Someone else, in their mind, has already taken the risk that you will fix it up and get it rented and that it will appraise for $150,000 when its done.As far as the bank is concerned, if you're doing a rate/term refi and not pocketing any cash, there's less likely a chance that you're running some scam with an appraiser to take off with a bunch of money.

I think some people are getting confused between the 90 day Fannie Mae deed restriction and the Fannie Mae anti-flipping rule that used to be in place and some lenders still enforce.
