@Jonathan R McLaughlin: i definitely agree on the importance of a strong lease but we tend to use more of a legal language in the leases and I think that a "rule book" or "handbook" that uses more of a plain English would help tenants to understand some of mechanics of a house and how it may potentially affect them - you are right, they should care more if they see how it may affect their quality of life.

@Israel R., Unless the trust is an irrevocable trust with it's own TIN and filing it's own tax return then what you've got is a revocable family trust.
