The property came with a tenant in place paying 790 (market rents at 900 but she always pays on time, is very very clean and not once has called to complain about the property, and just extended her lease thru May 2016).

But, being the newbie I am, I am questioning how to know if a bank will approve a refinance.The property does not (on the surface, no inspection yet) need any serious rehab, mostly fresh paint and carpet here and there.The property is almost fully rented and would generate positive cash flow from day one.What other factors might play a part in whether I'm approved for refinancing?

@Lance Korsun As flipping is your vehicle, the biggest components that require a plan are Marketing/Networking, Financing, and Contractors.Actively networking will generate opportunities to find deals and build relationships in the industry.

Let's clean up this terminology.A Mortgagee is on title since they are granted, through the security instrument (mortgage, deed of trust) an interest in the real property.
