When I'm shopping for a home, do I want to shop for properties that the 70% rule formula spits out or do I want to shop for properties within my target price range but then offer the seller the difference for the repairs to the house?

@Julie Verardi I'm not sure when the next BP meetup is, but it looks like there's a REIA event coming up relatively soon in NYC (9/9/15).I know quite a few local JC/Hudson County area people have talked online about getting coffee to talk shop, and I've spoken to a bunch in person that are on board.

Have looked at run down apt complexes in need of rehab, however by myself didnt have the funds/time to complete the project - will get there eventually.End game for me is to only have Class B+ to High class A residential rentals and a large percentage of commercial office, retail strip, shopping center and mixed use properties.
