ive been dealing with mobile homes for a while and although I'm OK with where I'm at I've got some ambitious goals and eventually I'll need to deal with a banker as I want to get into storage units small apartments and mobile home parks but I currently have bad credit so I'm looking for any advice and or strategies I should be going after.I do like the idea of master lease options for apartments though

Having to schlep down to the courthouse, maybe pay for parking, go through the metal detector, fill out a form to pull only a few files at a time, revise them and input the data, is a hassle.

If it's just a parking lot common area for example, you get a local gardener to do a bi monthly clean up and have him send you the bill.

Another complained people were parking in "her space" (there are no assigned spaces) another called to say she needed new weather stripping on the front door.

I do realize that price may vary by company and state but a ball park on these charges would be helpful when having to decide what type of closing to choose.If a double close is chosen and its an occupied home, wouldn't it backfire on the wholesaler if he/she is trying to keep the seller and end buyer apart.

You don't need a sponsor to get your license, you will just need someone (a broker) to "park" your license once you have passed the test.
