Which I see as a bonus since it’s really a vacation spot for the family when we want to use it.

@Brian Davis one depreciation advantage of STVR RE is that you can use cost segregation to take immediate bonus depreciation to shelter W2 income without needing to become a professional RE individual.

Perhaps you can request $50/door + an incentive bonus (ie if you maintain 75% occupancy you get an extra $5/door).

Possibly you could offer to pay for a U-Haul (limited time only; got be gone within 30 days), provide a realtor to help her find a new place, offer a $500 'paperwork error' bonus.
