Yea CA sucks and Im not going to sugar coat it.

This property was our first and we would love to move on from it given what has happened, but we are very hesitant to go below 400K as that would basically mean losing every penny we invested in it (a not insignificant amount).We are currently contracted with a semi-wholesaler who is trying to sell it for as much as possible to then pay us 400K with no fees, but we have about a month left on the contract and they have not had any interested parties either.  

Professional money managers don't beat the market 70% of the time.Everyone pushes the technique that works for them, BRRRR, buy and rent, flip, wholesale, commercial, preconstruction, NNN, daytrade stocks, amazon fba, cryptocurrencies, mutual funds, penny stocks, gold, oil and gas drilling, letc.

It's a horrible experience to come in on a monday to find all your brand new copper is missing and all your tools have been stolen.My 2 cents....

Worth every penny alone on the tenant screening what McCaw does for my company.

That 10-12% is worth every penny. 

I recommend saving every penny and try to get a home on an FHA loan (3% down) unless you can somehow get 20%.

They stole the copper in the basement, the kitchen faucet, and the shower faucet.

We're confident the coating will last a few years but I'm not holding my breath.
