Keong Kam Bad/Failed Syndication deals?????
15 June 2018 | 6 replies
However, one thing I would add is that, when vetting a Sponsor/deal, their acknowledgement and analysis of a "bad" situation is certainly welcome. For example, a sensitivity analysis that supports say a 2-3% return even if occupancy and rents don't come anywhere near projections, is still relatively attractive given potential returns on other investment vehicles. If a Sponsor you're considering is all rainbows and sunshine, I would take that as a red flag and move on.

Lauren S. Can a tenant house a family members service dog?
18 June 2018 | 11 replies
Because the service animal is not actually living with the person who it is intended for, I was making my comments under the assumption this was more likely a "emotional support animal."
Bob H. Tub in new home is backward, with inaccessible faucet and drain
19 June 2018 | 13 replies
The plumbing for that tub should be on the other side, with an easy access panel right there at the base of your 1st photo. As for the hinges you could drill a small screw into the hinge pin and then strip the head so it can't be removed, but that is not the kind of answer you want on a new construction home.
David S. Odd scenario; Would you consider me as a tenant?
16 June 2018 | 19 replies
I suppose if I had met you and you were willing to put 10 months into irrevocable escrow, paid out to me each month (plus I would collect first/last/deposit), I might consider it, kind of along the way we will sometimes allow college student parents to pre-pay for their kids that they've co-signed for in a unit, if we had a unit that was proving difficult to move.
Jordan Miller Looking to start investing in the Louisville area
2 October 2020 | 5 replies
I'm leaning towards class C but I was curious about what kind of tenants I would be dealing with and how difficult it is to find tenants in areas that are a bit higher in crime but not completely terrible.
