Any (good) investor looking to purchase a multifamily building will be looking for individual meters, if not found the property is worth less.Common boilers and cooling systems are extremely easy to submeter, they have something called a BTU meter, it reads the BTUs delivered just like a gas meter.

They are self locking knobs.I also had a box make for packages to be placed in the rear of the building.I gave the electric company a “dummy” key that will only work on a common door- no others, to get in to meters in one building.
