Would a police report be available or a fire report to get an idea of the damage?

It sounds like you made the right decision if you were uncomfortable with the inspection report.

I heard some states don't report it, so I'm curious if there's a way around that.

Totally rehabbed and renovated, the inspection report is clean.

BUT... if the companies you talk about are all LLCs, you are the only member and all activity of the companies is reported on your schedule C as you say.
