All of this work is pretty convincing for foreclosing homeowners with no equity who previously insisted they could sell their home conventionally, and it makes my job during my consultations alot easier to show them that a solution isn't just my opinion, but solidly rooted in the reality of their market.

But, if the problem is severe and grading doesn't help, you should probably look into more complex solutions (foundation drain, dry-locking, water barrier on exterior, etc).I know a lot of flippers will say don't worry about it, but if you're trying to build a good reputation, fix it...

I think it's most common when you'd really prefer to just assign the contract, but either it's not assignable or you don't want your buyer knowing what you paid for it.Transactional funding probably refers to hard money mostly, which means it's just funding used to close on your transaction (although that does not necessarily need to be hard money); it's not a long-term solution to a financing need, should you have one.
