One key feature of a business is that it employes people.

If your just looking for a more basic electric rent collection and maybe some property management features I'd look into either Cozy, RentRedi, or TenantCloud each have their pros and cons depending on what your looking for.  

I forgot I could do that and I absolutely will take advantage of that feature!

Pick an automation solution that is federated (meaning not an all in one solution yet integrated across resources that you will need), scalable to grow as your enterprise needs grows, simple enough to use as a startup yet teachable to your team members as they onboard and assist your growth and most important minus the fluff which can be confusing and expensive from the beginning as most of the features you won’t even use in your day to day operations.

Otherwise, they will use a prorated historical average (which is for a fully occupied apartment), and you'll pay more than the actual use.Lastly, I would recommend against the "leave on for landlord" feature.
