In previous years I haven't been in the black, this would be a first..  

The rioting between blacks and whites began on Belle Isle on June 20, 1943, and continued until June 22, killing 34, wounding 433, and destroying property valued at $2 million.[20]The summer of 1967 saw five days of riots in Detroit.[21][22] Over the period of five days, forty-three people died, of whom 33 were black and 10 white.

These investors are not even seeing the property as real estate agents are now posting the properties on web sites with clock meters or simply asking for highest and best by a certain date and or time.

The entire time I was preparing people around me said things like:"You can't get enough rent to cover all of your expenses and you won't be in the black.""

The ones that I know about are the RI Real Estate Investors Group and Black Diamond Real Estate Investors. 

My advise is to check your credit rating through one of the local credit rating agencies, find out if there are any black marks against your record, and attend to those first.  

Looking to connect with local investors in MA.So far BiggerPockets appears to be the ideal place for questions and self-education on the web, and as such I'm certain I'll find a surplus of information here.

Going to little farther I would highly recommend checking out the Black Diamond meeting in Waltham (2nd location in Worcester).  

I regularly hear from people asking me if I am expanding Black Diamond into Western MA.You probably already know about CTREIA.
