It's as if they think we are rigid and/or too stupid to adjust and bob & weave with new laws or 'guidance'.First minimally qualified applicant, no additional deposits for service/comfort/emotional support animals, felons are a protective class, etc.  

On that note, I am looking for strong guidance, someone I can meet with in person that has the experience and knowledge that can be relayed to a first time buyer/investor!

I never recommend you "jump in with both feet" without some serious guidance because you may just be jumping into something that can destroy your financially.  

I believe my free time is my most valuable and accessible asset right now.

A real estate attorney is a valuable asset and not to be overlooked when needed.  

Looking for some guidance on if it would be worth the investment to install and maintain in hopes of a long term good looking yard.....or am I better off letting the renter water and hope they don't let it die?

We were thinking about flipping houses, but we now I'm thinking about the possibility/option of buying a house, fixing it up while living there and selling it after 2 yrs in order to have tax free gains.Can anyone give me any guidance of this option?
