Here are some of the other issues:The market prices are relatively low, which means the "conventional" lenders won't lend since the net loan is very low.Credit unions are happy to lend on investment properties, so long as I "live, work or worship in the counties served".Unfortunately I'm used to "conventional" means of financing, so at this stage I'm asking for help, ideas, and assistance to get my plan going.

Interesting to see once Trump becomes president what effects his administration has on the market.When I researched the New Jersey MLS (which serves mainly Bergen County), median home price are up 9% from 2011, but average price is only up 2% for single family homes.When I compare the height of the market in 2008 to 2016 in Bergen County, the median home price is down 5% and the median is down 9%, so we aren't back to those inflated levels.

For example, $900 rent and $450 has been paid by the Housing Authority (received late on the 6th); but the tenant still has not paid their $450 portion. 10-Day Notice to Pay or Vacate has been served as of today, so we plan to file for eviction on the 20th if still not paid, but wanted to make sure that getting partial payment from the Housing Authority does not alter the handling.Also, how are late Housing Authority payments best handled?

Serving as your own GC is a great asset in itself, not only saving project management costs (compared to hiring it out to another GC), but also getting that rehab management experience that lends itself to building confidence with future investors / partners demonstrating you know the nitty gritty details on the rehab scope of work.
