Dominic, that is a great question and a fair question to ask.

I like to leverage tech and it's really gotten better the last couple years.The type of deals I'm interested in are wholesaling lease options ala Joe McCall(his software is REI SImple), and/or possibly doing land deals ala Jack Bosch (his software is Investment Dominator).Then I learned about Propelio, and it seems pretty darn comprehensive and comes with a ton of training.I do recognize the advantages of systematizing, and so at some point I will likely want to pull the trigger on a system to help me. 

It's well worth the $100 or you can upgrade to a Pro membership and get them included along with a bunch of other features. 

@Antonio Malachi Most modern CRM systems include phone dialer functionality, and they also come with a lot of tracking features that are quite useful.I've used Hubspot, Close.io, Pipedrive, and a few others.

However, the front yard is actually much larger than the backyard so now that you ask, I wonder if it would actually be more worth it to put on a front porch and/or some kind of architectural feature/overhang over the front door and somehow just cheaply pretty up the backyard concrete slab?

Some agencies pay extra to have an IDX feed/ custom property search feature for clients on their own websites as well.
