The expensive one might look really nice and have some great features but it isn't a good investment, don't let the market sell you the bells and whistles. 

Become a dominate per where you shop and do all the basics like organizing and looking.  

On the commercial side these roofs can cost tens of thousands to hundreds of thousands of dollars so it is a very important feature.

So using the Zillow feature for listing along with Craigslist will be your best bets. 

Then try & duplicate & maybe add a feature or 2 to differentiate your property from the competition.    

Even though I do not have much experience in investing I can help you in many ways.Being involved in Wholesaling is not easy but plan on being dominate in that industry and know the geography involved.  

VA and FHA ARM's are some of the best ARM's out there because of their extremely low risk features.Most people hear ARM's and they run away in fear without even looking at what features comprises the ARM or how they even work.The VA ARM's are better in that they have no monthly MI (still have to pay VAFF - VA funding fee).The main feature I think that makes them low risk is that min 1% adjustment per year because on conventional ARM's this is min 2% per year adjustment after the fixed period.
