Would you pay anyone a deposit to execute a search for you in advance of finding a property?

The more sophisticated attorney's know how to do this, one of the advantages is that no funds are exchanged in advanced and the original seller does not have to be made aware of the subsequent transaction.

Specifically to their latest guidance on denying applicants with a criminal history...I will be running the background check last as part of the application process instead of in tandem - which should let all the other key criteria be met in advance.  

Very confusing, thanks in advance if you can clarify these scenarios.
