As an example, I saw a light fixture in a $2.5M home during an open house, loved it, shopped around for anything similar and found something comparable that was half the cost of what the developer used in the $2.5M home.

My friend built a custom home and shop for a Doctor that moved to Alaska.

There is a beautiful lake and many nice restaurants, shops, and wineries you can walk to.   

But this downtown area is in about year 10 of a big growth with restaurants and shops so I hope with a fully leased building with a recent remodel I can get in the 350K range which is what I need to pay everyone back.

There are other retailers in NH that have them as well, and my first kitchen with these cabinets was from East Coast Lumber, but I price shopped on subsequent orders and John's price was the best.

Perhaps I need to shop that some more.That's a good point about mixing personal and business.

We haven't even mentioned bed bugs, roaches, rodents, noise/disturbances/dogs barking, people who aren't residents dumping couches in your trash bin, litter, animal poop...Multi-fam can be profitable, but you run it like a business, not a "Mom and Pop" shop.

I give back in other ways I use my personal money to take elderly people where I live shopping in my personal vehicle and I’ll buy there groceries or make homemade food well my girl does I don’t cook.

One of the areas I'm looking is next to a new shopping center, a new IKEA being built, great suburbs, and a nearby AFB(solid tenants, from my personal experience).Anyone here with inputs on the SA multifamily market and its potential to cashflow at lower down payments?
