We're getting carpet and vinyl straight from the manufacturer, and paying about a third to a quarter of retail pricing, so I don't know what the retail prices would equate to and can't really link to retail comparables.There aren't a ton of advantages to real estate where I live, but that's certainly one of the them!

Is it possible that the first contractor is offering a year labor warenty, and the second is simply refering to the manufacturer warrenty on the shingles?

Or, create some sort of product that can be manufactured by someone, distributed by someone else, taken by phone, mail, and web orders.

While certainly there may be several different compounds from various manufacturers, the one my guy uses completely dissipates during the airing out process.

In the manufacturing world, there is an adage - "Speed, Quality, Cost:  Pick 2"If the seller's concerns are a high speed bid, as they say, they can only choose to offer a high quality property, or waiting for a higher cost bid.From the sounds of it, they have a low quality property.  

These are tiles that may not be quite square but the tile manufacturer (the same company that makes the fancy "ones") will unload in bulk at a huge discount.  

About 2-3 years ago I owned a 1984 Double Wide manufactured home and it was on land.
