It never ceases to amaze me that with all the threads on here that go into considerable detail about what anyone wanting to lend on a mobile/manufactured home is legally required to do to make even one loan (assuming they are not selling a home they owned and lived in) that people not only ask the same questions over and over, but that others keep giving them inaccurate answers.Read the threads on the SAFE Act and Dodd Frank that considerable time and effort were put into to make sure people knew what the law and the rules require on the Federal level, and then make sure someone who really knows (consulting firm or attorney) helps with both federal and state laws.Sam obviously is paying attention.

I have designed kitchens and baths, installed the cabinetry and even manufactured my own cabinetry. 

Medical, biotech, defense, manufacturing, warehouse distribution, two universities, etc.

They are not super responsive over the phone and you do have to go to their site in Chicago to order, but the price has been 25-40% less than the other manufacturers when I price them out.

Sumter is not bad, because they are adding tons of manufacturing jobs just outside the town. 

There has been crazy YOY rent growth and homes are still relatively affordable.Lot's of new added jobs due to the location, but many of those are manufacturing, industrial and warehouse - which bodes well for an investor looking for a stable pool of renters.Definitely find a realtor who knows the market well as there are areas you'll want to steer clear of.

Lakeland in fact is one of the up and coming with ton of potential due to the proximity to the freeway and new manufacturing jobs coming there.

At the price point where I tend to buy cabinets, the best value are generally from Chinese manufacturers who ship semi-stock boxes in pieces and then the suppliers build the cabinets locally and then deliver to the site.Based on the prices and what the cabinets look like in pictures, I'm guessing that's how the Cabinets To Go stores are doing it as well...

No one should buy a mobile or manufactured home inside a land lease community with the idea of reselling it without first finding out how the community ownership feels about it.
