The "seller" buys from the source, sells it to the end buyer.The stock market has its "option trading", where you can sell a stock, and not have bought it yet.I have never, in my 25+ years of using this method, ever had anyone attempt to legally call me on this...and that includes HUD, Banks, Fannie, etc...who knew what was going on as it happened.The LLC makes the offer, gets the offer accepted, and the Wholesaler sells the LLC to the buyer.

I always get inspired hearing about the BRRRR method and subject to as means of getting into more properties without constantly needing to raise another 20-25 % down from personal funds, but obviously I do not have experience in either of these yet.If​ anyone happens to be familiar with my relatively small market region or if anyone has good ideas on how to be successful with real estate investing in rural New England / rural USA I would love to hear from you.I hope everyone has a nice and productive day.

I would say your first objectives are; 1) developing a few methods of finding and/or creating lucrative deals to wholesale.  2) Find a real estate attorney & spend an hour or 2 reviewing the contracts you plan on using.3) Decide on a very specific farm area to specialize in.
