FWIW the lease option national trainers have a a side gig finding sub-to sellers as a part of their training and youtube helps.No,,,,, sellers do not advertise "will let you take over paying my mortgage", and I know you know this.  

@Christopher Edward I agree I would go for it, just try to go fo refacing instead of replacing, there are so many youtube videos about this, a property doesnt need a new door when you can lain the existing one, paint the existing cabinets and the floor instead of replacing.

Look up Sean Terry and Max Maxwell on youtube and see if that appeals to you.
