After reading a horror story about some people in Mississippi who bought a foreclose and remodeled it only to find out they were working on the wrong house I decided to review my legal description from the closing docs.

Hello, Can anyone share recommendations for a reliable construction crew who are familiar with rehabs and remodeling in the Oakland area?

You see foreclosures every where, remodels every where, additions being added and so forth.

We are budgeting 37.5k for the remodel and have a target of 135-145k for the ARV.

All of my buddies are electricians, hvac or in construction so I should have a decent hook up on remodeling.

I don't have extensive rehabbing experience (although I did pull off a pretty nice kitchen remodel once, just sayin.)

I don't have a real recommendation, but when I was working in downtown Fort Worth, all the remodels of buildings down there seemed to have a "Cowboy Coring" truck out front.I remember because their slogan is "Your Hole is Our Goal".No clue if they are good or not though.

9mark up fee on remodeling/upgrade projects?

Turn time is about location and condition, of course, but a remodeled property or one in great condition will still sell quickly if the price isn't absurd.
