Hello All,I'm new to bigger pockets and have mainly just been reading through other topics on here- but I finally decided to post.I'm a younger individual looking to get into the Real Estate game, I'm currently working on obtaining my Real Estate License and will be looking for an office to sponsor me shortly.

All you have to do as a licensed agent is DISCLOSE to a motivated seller that you are licensed, but acting on your own behalf as an individual buyer of investment properties.

However, I think the water and gas (heating) is different for each individual property.Unless there is some sort of law or regulation that requires the owners to pay (which exists in the States in some locations) utilities, you should be able to negotiate that in your lease.Good luck!

Don't call each insurance company individually (State Farm, Farmers, Nationwide, etc.), just call a few brokers and let them shop it for you.

Well, today I was looking into referenceusa at my library and noticed they scour for email addresses for an extra charge(per individual user, not library, I believe), so I may try that.
