It would help tremendously if it was in a walkable location (no car needed to get to the drugstore, bank, Post Office and coffee shop, etc).

Ya know, there really isn't a one stop shop for researching the best areas.

I would start shopping around and see what you can find.I am sure there are a few lenders here that will chime in.

I get to teach them how to run this business and we generate enough income that I don't need to work a second job anymore.I use the third bay in my garage for my wood shop.

Perhaps I shop around to other lenders?  

The house is in a great location near the swankiest beach and shopping area in town, so I believe it would attract high quality applicants. 

I would just call a broker who shops to lots of Insurance companies and see what they say.
