I think it is still just sinking in for me how much potential there is here.The notion that super experienced successful investors would take the time to answer my questions, that has been a big aha.

Water damage in bath sink sounds like it's old and not really an issue with the home, but if it's something active/leaking, then perhaps get it fixed. 

I have worked closely with Sycamore in the past (past being the key word).....they are sinking fast and they may not have any money to give.

More importantly, what are you doing right now to mitigate that risk and prevent it from sinking the ship?

The problem I could see by being a hard a** over this, is that then maybe there's a leak under the sink and the tenant is afraid of calling you about it, assuming you'll charge them for a plumber or something, and in the meantime, your floor is rotting.

They sent me the links with the washer being one that hooks to a sink and the dryer being a 110v.

I would not allow it.When I was a manager, we did really quick inspections every 6 months, checked the smoke detectors, quick check to see if there are leaks under sinks, mold in shower, if a/c unit was leaking inside, asked tenant if there were any issues, and off to the next one.  

If they put the cell phone near the sink and it got wet from them using the sink, woudl you pay for that ?
