I have a 3 bedroom townhouse I need to rent out by December 1st.There's a 1 bedroom apartment that needs to be rented by December 1st.I have lease renewal on a single-family that needs to get executed.Make sure a new tenant in a 2-bedroom gets moved in before Thanksgiving (the US one, not the Canadian one).Rent out another 1-bedroom apartment by January 1.Improvement project for a rental - replace vanity, sink, faucet, light fixture, and mirror in a 3 bedroom single family.Improvement project for a rental - replace sticky tile floor in kitchen, hallway, and bathroom with ceramic tile.Continue to help the out of state investors I work with purchase rentals in Milwaukee.

Water damage in bath sink sounds like it's old and not really an issue with the home, but if it's something active/leaking, then perhaps get it fixed.

The problem I could see by being a hard a** over this, is that then maybe there's a leak under the sink and the tenant is afraid of calling you about it, assuming you'll charge them for a plumber or something, and in the meantime, your floor is rotting.

I would not allow it.When I was a manager, we did really quick inspections every 6 months, checked the smoke detectors, quick check to see if there are leaks under sinks, mold in shower, if a/c unit was leaking inside, asked tenant if there were any issues, and off to the next one.
