Start a sink fund of what you would be paying if you had a payment.

Love it... if anyone is referring to late night calls, fixing sinks and un-clogging toilets at 2am.... punched out walls, and non-paying tenants... that's not really being a landlord... that's making a choice to be un-prepared...

All i'm trying to do is: 1- remove a not working dishwasher, and install a new one, 2- install a P-trap in a bathroom sink. 

The average american would rather sink with a blowhard who wears gucci than keep it real without the bling. 

The end user either sinks or swims, it's his or her risk (without being pre-combed out of the running by whatever the college puts in place as the hurdle to get in). 

I'd rather sink that $4100 that's wrapped back into the loan over 25-30 years and have the renters pay it down than be without $4100 in cash.

The tenant indicated a repair person missed an appointment, install of a new washer/dryer scratched the sink (I'm still waiting for a picture from the tenant) when installed.

There are things insurance excludes like flooding, toxic spills, sink holes, earthquakes, unless you buy a ton of special (and expensive) riders for your policy.  

But get it fast because this ship is sinking. 

I don’t want to sink all of our capital into a down payment on a home.
