There are things insurance excludes like flooding, toxic spills, sink holes, earthquakes, unless you buy a ton of special (and expensive) riders for your policy.  

But get it fast because this ship is sinking.

Submetering or using monitoring tools at the line or water entry to sink, toilet, etc. can be another way.

There's a better avenue to sink capital into rather than lending.
