Justin DeMontier To Close or Not to Close...

I have looked into getting non-conforming use permits, conditional use permits, zoning use variance requests, etc. but this process could still be very lengthy and I'm afraid this will open a can of worms that will cause the county to further look into it and raise more issues.My main concern/worry is that when it comes time to refinance the property after the (minor) rehab has been done, lenders may not finance the property on a long-term loan due to a non-conforming use of the property.

My concerns are:1) Renter mentality versus owner mentality -  I understand that finding quality renters for a mobile home can be difficult and I really like that selling provides the buyer with a owner's mentality and pride of ownership.

We are most concerned with out assets with more blue collar and lower income residents (C and B- assets).Multifamily is still recession resilient but I'm not sure anything is pandemic resilient.

The amortization change is a big hit on cash flow, but only the principal reduction is impacted and you get 100% of that back in the end.My only concern is that the COVID-19 impact on lending is not yet known, and a bird in the hand is worth two in the bush.

Also, if the market starts going south foreclosures will rise and deals will be aplenty....but I would have already put all my eggs in this basket.Am I being paranoid, are these concerns legitimate, or something else?
