SwannyThe #1 question I have been asked the last year and especially the last few months is how do I identify and find the good markets I do to farm, you laid out my "secret sauce" (which is no secret in my opinion) the correct relation of those 3 metrics, not just 1 but all 3. 

I get free tomatoes.

And next thing you know they've by-passed the electrical meter and have set-up to grow "tomatoes" in the basement.

They will bicker about whose spot has more sunshine, other tenants or neighboring kids will steal their tomatoes, someone will swipe the cute little solar spinning flower from one of the gardens, some tenants won't take care of their plots and they'll look like hell, some will use chemicals the other tenants will complain about, someone will steal the hoses.  

Weak sauce.

Can anyone give me the secret sauce to finding a HELOC / LOC Lender for an owner-occupied duplex? 

The secret sauce is a good Realtor who 1) understands the STR market (not just "sells real estate") there; 2) ideally is an investor themselves; and 3) has experience working with many other out of state investors.You need someone who is BUSY - who sells A LOT of property in this niche. 

Listsouce.com and others just don't have the secret sauce of "vacant" houses.
