We're now wondering if there are any technologies, or systems, that can be easily implemented to meet our needs, that are either free (ha), have a one time purchase fee, or a small enough transaction fee that it is worth it (aforementioned services have a 2.9% processing fee). 

There are things that could be done to reduce some of the expenses/increase income, like putting coin-op in and implementing RUBS.

But don't wait around forever until circumstances are "ideal" before you implement.

In the Daytona Beach Shores area, it is the HOA's not the city that has implemented the min. stays and from what I could tell, these 30-90 day min. requirements have been around well before Air B&B and VRBO combined ever existed.

Once you have that criteria then you can implement whatever system you have for pulling leads, to target the properties that fit the criteria of those buyers.
