I did write about the eviction a little here http://beta.biggerpockets.com/forums/52/topics/117209-a-lesson-learned-in-courtNormally, this is fairly easy to prevent with a few pertinent questions to the applicant, but when it is a PM company, particularly a large one that is unwilling to share much information about an applicant, it may be very difficult to ascertain who will actually be living in the property.

I currently work for my brother (also an aspiring REI) doing residential Electrical work in Charleston, SC where we drive all over and often have long discussions about REI and the futures we hope to have with it.Now before y'all start yelling at your computer screen saying that "REI is a broad topic, do you really know what you want to do?!?"

Christina, to maintain the integrity of this thread, I'm in favor of continuing to drill down in the original topic; use defaulted tax list(s) as a lead list to generate bargain buying opportunities prior to tax sale.My strategy has always been simple: an initial letter (or postcard) to make the owner of record aware of the situation.
