I was a biggerpocket member before the website was updated...I am an International Real Estate Investor/property locator... specialized in finding key investment properties for buyers .I also promote properties and developements for sellers, properties that are expected to drastically increase in value within a very short time.....meaning 2 to 3 years.I would like to share some of these properties with serious investors, that can quickly indentify the investment and profit potential.I am glad to be back again....and looking forward to share information, and also learn from all you.thank you very much!

The big differences are SPEED of closing as rehab and I pointed out, and lower costs.When you are dealing with the low priced properties that some of us specialize in the higher interest rates, higher points and junk fees can make up a big % of acquisition cost.When you start analyzing what you are actually getting for that money, versus just dipping into your other funds you can see how much more sense it makes to purchase for cash.I think I recall tha nationwide the % of SFHs purchased for "cash" (real cash) is about 20%.

You need to evict them, use some property preservation or company that specializes in evictions, a simple moving company won't do for the most part, because they don't know the laws and handle these properties on a day to day basis.
